Predator Ridge homes, explained honestly

What Predator Ridge actually is

Predator Ridge is a master-planned golf and trail community on the height of land between Okanagan Lake and Kalamalka Lake, about 18 km south of downtown Vernon. It sits inside the City of Vernon, but it feels like its own village: two 18-hole courses (the Predator and the Ridge), a fitness centre with an indoor lap pool, a bubble-covered racquet club, RANGE restaurant, Pallino's pizza, the Commonage Market and more than 35 km of resort trails that connect to a wider network the resort now puts at 75+ km.

It started as ranch land. The golf resort opened in July 1991 with an 18-hole Les Furber design, and homes followed from the late 1990s. Wesbild Holdings bought the resort in 2007 and has been building out neighbourhoods ever since. In 2022 the resort said nearly 1,000 of roughly 2,000 authorized units were built and that 76% of residents called Predator Ridge their primary residence (Castanet, Sept 2022). That surprises people who assume it is a weekend-only resort.

For buyers, the result is a wide range of property types under one roof: resort-managed lodge suites and cottages, fractional townhomes, golf-front detached homes from the 2000s, modern view homes in Outlook and Wildsong, a new mid-rise condo called Vista, and the new single-family neighbourhood of Ellison Landing. Prices run from fractional shares, which cost a fraction of a whole home, to more than $3.5 million for a Falcon Point view home.

Three things most buyers don't know yet

  1. It is exempt from the Speculation and Vacancy Tax. The province carved Predator Ridge out of Vernon's SVT area, and in January 2026 confirmed the exemption back to 2024.   2. Short-term rental is not automatic. The resort's 2024 exemption from BC's principal-residence rule covers resort-managed, hotel-style strata units, not every house. Read the rental rules section before you count on nightly income.
  3. Every home pays a community fee; golf is optional. A mandatory common lands and amenities fee covers fitness-centre access and trails. The Homeowner Golf Membership is separate: $55,000 to join, then annual dues. Run your own numbers with the cost-of-ownership calculator.

Plenty of choice, priced above the valley

Zolo counted 73 active listings at Predator Ridge on 23 September 2026 (23 houses, 22 condos, 15 townhomes) with an average asking price of about $987,000. For comparison, the North Okanagan benchmark price for a single-family home was $782,100 in July 2026, according to the Association of Interior REALTORS®.

Sean's read: with that much inventory, buyers have room to negotiate, and sellers who price sharply and present well are the ones who sell. Averages here are skewed by fractional and quarter-share listings, so compare like with like.
