Where Predator Ridge is, and how long it really takes to get places
The resort quotes 15 minutes to Vernon and 25 to the airport. Sean ran the routes: here are the more conservative numbers, plus what's next door.

On the ridge between two lakes
Predator Ridge sits on the height of land between Okanagan Lake to the west and Kalamalka Lake to the east, inside the City of Vernon, roughly 18 km south of downtown. You reach it on Commonage Road, the old Vernon to Kelowna stagecoach route, or from Highway 97 via Bailey Road. Sparkling Hill Resort is on the next bluff west, and Ellison Provincial Park is on the Okanagan Lake shore below.
Because the ridge is higher than the Vernon valley floor, it may see a little more snow than downtown. There's no separate weather station data to prove it, so treat Vernon's figures as a baseline.
Map pin note: the resort's published coordinates (for 301 Village Centre Place) appear to be about 2 km off. For maps and weather apps, Mashie Crescent at roughly 50.1864, -119.3922 lands you in the right place.

Sparkling Hill next door
Sparkling Hill Resort opened in April 2010 on a granite bluff above Okanagan Lake: 149 rooms, a 40,000 sq ft KurSpa and more than 3.5 million Swarovski crystals. Guests must be 16+. It's about six minutes by car, and Havencrest has a golf-cart path to it. Predator homeowners can buy day passes to the KurSpa through a partnership (resort post).
The Commonage: context for buyers
"Commonage" means three things around here: a Predator Ridge neighbourhood, the resort's Commonage Market, and the wider rural area of grassland between Predator and downtown Vernon. That wider area matters to buyers because it shapes what might be built near you.
On 1 June 2026 Vernon council voted 4 to 3 against the 580 Commonage Road project, a proposal of roughly 3,500 homes south of downtown (Castanet). One councillor pointed to hillside developments like Predator Ridge selling more slowly than projected. The Commonage also holds endangered grasslands with red- and blue-listed species, and conservation groups actively oppose large-scale development there (BC Grasslands). For now the open-grassland drive in stays open.
The neighbours: Okanagan Landing, Coldstream and Lake Country
Predator Ridge is one of several distinct communities around Vernon, and many buyers look at two or three before choosing. Okanagan Landing, down on Okanagan Lake west of downtown, offers waterfront and lake-view homes closer to town. Coldstream, east of Vernon along Kalamalka Lake, is a district municipality with acreages, orchards and family neighbourhoods; Sean covers it on his Coldstream real estate site. Lake Country, about 27 minutes south, puts you closer to Kelowna and the airport. Predator's case is the amenity package and the resort lifestyle; the others win on lake access, land or commute.
Wildfire, insurance and emergency planning
Predator Ridge is hillside grassland and forest interface, and wildfire is the risk every Okanagan buyer should take seriously. The 2021 White Rock Lake fire put much of Vernon on alert (CBC), and in August 2026 a fire on the west side of Okanagan Lake forced about 4,000 people from their homes, though not at Predator (Vernon Matters).
What the community does about it:
- FireSmart Neighbourhood Recognition every year since 2016, driven by a resident committee formed in 2015.
- SenseNet wildfire-detection sensors since spring 2024, monitored with Vernon Fire Rescue.
- A community emergency siren that's tested regularly (for example on 6 May and 2 September 2026), and a Community Emergency Management Committee (PRCEMC).
What you should do: get home-insurance quotes before you remove subjects, not after. Premiums and deductibles vary by insurer, construction and distance to vegetation, and Sean hasn't found published data specific to Predator Ridge. Ask the sellers about roof materials, ember-resistant vents and defensible-space work, and read the strata minutes for wildfire-related spending.
Water
Greater Vernon Water serves much of the area, including the Swan Lake and Commonage service area, but its public service page doesn't name Predator Ridge specifically (RDNO). Sean is still confirming who supplies Predator Ridge and how it's billed, so ask for a recent utility bill as part of your due diligence. Vernon's reclaimed water irrigates local golf courses, which helps keep fairways green in dry summers (City of Vernon).
