The best places to live at Predator Ridge, by lifestyle

The right neighbourhood depends less on price than on how you'll actually live: full-time or seasonal, on the tee sheet or on the trails, stairs or no stairs.

These pairings are Sean's guidance, built from the resort's neighbourhood profiles and what buyers tell him matters after they move in. Every enclave is covered in more depth in the neighbourhood guide, and if you'd rather be matched automatically, try the neighbourhood fit quiz.

Retirees and downsizers

Look at: Osprey Carriage Homes, Birdie Lake Villas, Osprey Green Townhomes, Mashie ranch-style plans and Vista condos.

The priority is one-level living: a main-floor primary bedroom, few or no stairs from the garage, and a short trip to the fitness centre, Elite Physio, RANGE and the Commonage Market. The carriage homes and Birdie Lake villas were designed with the primary bedroom on the main floor. Vista adds an elevator and a building-managed exterior. Mashie is the most walkable detached option to the village.

Two practical notes. Vernon Jubilee Hospital is about 21 minutes away by car and Kelowna General about 51, so Predator is not a walk-to-hospital location (see drive times). And hillside streets like Falcon Point and Longspoon are beautiful but steep; think about how that driveway will feel on an icy January morning ten years from now.

Golfers

Look at: Dormie Hills, Vale at Ellison Landing, FieldGlass, Osprey Green and The Tips.

Dormie Hills fronts former Peregrine fairways, Vale sits on the Ridge Course, and FieldGlass and The Tips are on Ridge holes #1 and #2. Remember that owning a home doesn't include golf: the Homeowner Golf Membership costs $55,000 to join plus $6,400 + GST per person per year (or $11,350 + GST per couple), and it attaches to the property under the agreement signed at the time (resort membership page). Trail and nature lovers

Look at: Woodside at Ellison Landing, Birdie Lake, Wildsong and Havencrest.

Trails were the #1 amenity in the resort's 2021 homeowner survey, and it's easy to see why: 35+ km of resort trails, a bike hub (now at Ellison Landing) and a link to Ellison Provincial Park. Woodside backs directly onto the park. Birdie Lake has its own 1 km loop and bird-watching platform, and Wildsong overlooks it.

View seekers and luxury buyers

Look at: Outlook, Falcon Point, Havencrest and Longspoon Ridge.

Outlook was laid out for modern architecture with lake, golf and mountain views; it sold out, so today you're buying resale lots or finished homes. Falcon Point's single-loaded roads give many homes an open outlook toward Vernon and the Monashees. Havencrest trades some of that elevation for south sun and big lots. If you're waiting for the Ritz-Carlton Residences, no pricing has been released yet.

Investors and part-time owners

Look at: the Lodge, Peregrine and Falcon Point Cottages, FieldGlass, Affinity and Vista.

These are the products tied to resort-managed rental programs. Predator Ridge is exempt from BC's Speculation and Vacancy Tax, and resort-managed, hotel-style strata units were exempted from the province's principal-residence rule for short-term rentals in 2024. That exemption doesn't cover every private house, and nobody can promise you rental income. Read the rental rules first.

Families

Possible, but go in with eyes open. The community skews older, fitness-centre access starts at age 14, and Sparkling Hill is 16+. Schools are in Vernon (School District 22), so plan on a bus or a drive; confirm the catchment for a specific address with the SD22 school locator. Dormie Hills (with its park loop) and Mashie (with its residents' playground and tennis court) are the most family-friendly layouts. Families wanting a short school run may also compare nearby Coldstream neighbourhoods or Okanagan Landing via realestatevernon.ca.

Try before you buy

Rent first at The District (long-term townhomes from about $3,750 a month) or through the resort's October to April winter rental program. Advertised winter rates ranged from $1,750 to $2,800 a month in the Lodge up to $4,700 to $5,600 at FieldGlass (resort long-term rentals). A winter on the ridge tells you more than any brochure.
