Buying and costs

Is Predator Ridge part of Vernon?

Yes. Predator Ridge is within the City of Vernon, about 18 km (roughly 22 minutes) south of downtown. Property taxes, zoning and business licences are the city's. See location and drive times.

What is the monthly community fee at Predator Ridge?

Every home pays the Predator Ridge Common Lands and Amenities (PRCLA) fee. It was $71 a month in a 2020 brochure, and a newer resort buyer sheet estimates about $95 a month. Confirm the current amount for any home you're considering. It covers fitness-centre access for up to two owners, trails, programming and some common-land maintenance.

Do I have to join the golf club if I buy a home?

No. Golf is optional. The Homeowner Golf Membership costs $55,000 to join, with annual dues of $6,400 + GST per person or $11,350 + GST per couple, and it attaches to the property. See ownership costs.

How much do homes at Predator Ridge cost?

In September 2026 there were 73 listings, averaging about $987,000 asking. Houses ranged from about $1.79 million to $3.6 million. Vista condos start from $600,700 and Ellison Landing custom homes from $1.4 million (developer figures). Fractional shares cost much less. See the market snapshot.

What property types are there?

Detached homes (many on bare-land strata), townhomes, villas and duplexes, condos, resort-managed cottages and lodge suites, fractional 1/12 interests at The Tips, and building lots. The type of title affects financing, fees and rental rights; see the buying guide.

Do first-time buyers get a property transfer tax break at Predator Ridge?

The standard BC exemptions apply: first-time buyers get a full exemption up to $500,000 and partial relief up to $860,000, and newly built homes are exempt up to $1.1 million (partial to $1.15 million) if they'll be your principal residence. Try the PTT calculator.

Is GST charged on new homes at Predator Ridge?

Yes, 5% GST applies to new homes and to lots bought from the developer. Eligible first-time buyers may get the federal GST rebate of up to $50,000 on new homes up to $1 million, phasing out at $1.5 million.

Taxes and rentals

Does the Speculation and Vacancy Tax apply at Predator Ridge?

No. The BC government lists "the Predator Ridge resort in the City of Vernon" as not part of the taxable area, even though the rest of Vernon is. The exemption was confirmed in January 2026, retroactive to 2024.

Can I rent my Predator Ridge home on Airbnb?

Not necessarily. BC's principal residence requirement applies in Vernon. Predator Ridge's 2024 exemption covers resort-managed, hotel-style strata units, not every private house. Rental rights depend on the unit, its strata bylaws and a City of Vernon licence. Read the rental rules, and don't buy on a promise of income.

Can I rent at Predator Ridge before buying?

Yes. The District offers long-term townhome rentals from about $3,750 a month, and the resort runs an October to April winter rental program. See renting first.

How far is Predator Ridge from Kelowna airport?

About 34 km, or 32 to 36 minutes in normal traffic. The resort quotes 25 minutes; Sean publishes the more conservative routed figure.

Do people live at Predator Ridge year-round?

Most do. In 2022 the resort reported that 76% of residents called Predator Ridge their primary residence.

Which schools serve Predator Ridge?

It's in School District No. 22 (Vernon). There are no schools on site. Confirm the catchment for a specific address with the SD22 school locator, since the district doesn't publish it for Predator Ridge as a whole.

Where is the nearest hospital?

Vernon Jubilee Hospital, about 17 km or 21 minutes away. Kelowna General is about 51 minutes. Elite Physio operates at the resort.

What about wildfire risk and insurance?

Predator Ridge is in grassland and forest interface. The community has held FireSmart recognition since 2016, installed SenseNet wildfire sensors in 2024 and tests an emergency siren regularly. Get insurance quotes before removing subjects. See wildfire notes.

Is Predator Ridge good for families?

It can be, but the community skews older, schools are in Vernon, fitness-centre access starts at age 14, and Sparkling Hill is 16+. See best places to live.

Selling and working with Sean

Does a golf membership transfer when I sell?

The Homeowner Golf Membership attaches to the property under the Acknowledgement Agreement in effect when it was signed. Confirm the transfer terms for your agreement before listing, because they affect value.
