Buying new at Predator Ridge: Ellison Landing, Vista and what's coming

New homes come with GST, builder warranties and a sales team that works for the developer. Here's what's being built and how to buy it well.

Ellison Landing: Woodside and Vale

Predator Ridge's newest single-family neighbourhood has two parts. Woodside borders Ellison Provincial Park; Vale sits on Ridge Course fairways. The developer advertises custom homes from $1.4 million as well as move-in-ready homes (Ellison Landing). The Woodside show home opened on 20 September 2025, and in September 2026 Castanet featured a 2,648 sq ft Vale home built to BC Energy Step Code 4, listed at $1,995,000 (Castanet). A May 2026 showhome weekend featured five move-in-ready homes, and the bike hub with rentals and a pump track moved to Ellison Landing that month. The developer's May 2026 incentive on the next four homesites was a Simolo electric lifestyle vehicle worth up to $21,000.

Vista condos

A six-storey Carrington building at Predator Ridge Drive and Dormie Drive with one-bedroom, two-bedroom and penthouse condos, a pool, hot tub and golf-cart parking. Advertised from $600,700, move-in ready, with a managed vacation-rental program available (Predator Ridge real estate). Get the strata budget and Form B early; fees weren't published in the sources Sean reviewed.

Wildsong

Carrington Homes' 27-homesite neighbourhood overlooking Birdie Lake and Ridge hole 14, with a show home at 188 Wildsong Crescent (Carrington).

Coming: Ritz-Carlton Residences, Okanagan

Announced in May 2024 as Canada's first standalone Ritz-Carlton branded residences, planned above Outlook. Still "coming soon" as of September 2026, with no public pricing.

The money side of buying new

  • GST: 5% on new homes and on lots bought from the developer. On a $1.4 million home that's $70,000, so confirm whether a price includes GST.
  • First-Time Home Buyers' GST rebate: up to $50,000 on a new home up to $1 million, phasing out at $1.5 million, if it's your primary residence (CRA).
  • Newly built home PTT exemption: full to $1.1 million, partial to $1.15 million, for a principal residence on 0.5 ha or less (BC Government). Most Ellison Landing homes are priced above that, so plan for full PTT.

Questions to ask any builder or sales centre

  1. Is GST included in the price? Who claims any rebate, and how?
  2. Who's the home warranty provider, and what does the 2-5-10 coverage include?
  3. What's the deposit structure, and is it held in trust?
  4. What exactly is included (landscaping, appliances, window coverings, driveway)?
  5. What are the design guidelines and any architectural approval steps?
  6. What construction will be happening next to this lot, and for how long?
  7. Is there an assignment clause if my plans change?
  8. Which monthly fees apply from possession, and are they fixed?

New or resale?

A resale home in Dormie Hills or Falcon Point often comes with mature landscaping, no GST and room to negotiate, which counts for more with 73 listings on the market. A new home gives you modern energy performance, a warranty and your choice of finishes. Sean will price both side by side for you. Remember that the developer's sales team, and since 2026 the resort's partner brokerage, work for the seller; you're entitled to your own REALTOR®. Ask the builder up front how they work with buyers' agents, and register your agent on your first visit so the relationship is on record.
