What daily life at Predator Ridge is really like

It's a golf resort, but most residents live here year-round. Here's how the trails, the club, the shops and the seasons fit into an ordinary week.

Owner privileges: what comes with the house

Every Predator Ridge owner pays a monthly common lands and amenities fee (PRCLA), and in return gets access to a surprisingly long list of amenities (resort owner privileges):

  • 35+ km of resort trails for walking, biking and snowshoeing
  • The fitness centre, with an indoor lap pool, steam room and hot tub, for up to two registered owners
  • Two outdoor yoga platforms, a private skating rink and golf simulators
  • A 20% loyalty discount on food at resort outlets and the Commonage Market, on apparel, and on accommodation for visiting friends and family
  • What the resort describes as "over 1,000 tailored events every year"
  • Reciprocal privileges at clubs including the Vancouver Club, Hollyburn, Terminal City and the Royal Glenora

Owner fitness access isn't transferable to tenants, which matters if you plan to rent. Non-owners pay $12 for a drop-in, $90 a month or $800 a year (usage policies).

Trails and the outdoors

Residents rated trails the #1 amenity in a 2021 survey. That year the resort bought 160 more acres for trails. By 2022 it had 35 km of multi-use trail, 13 km of bike trail and 12 km of snowshoe trail, and it planned a 46 km gravel multi-use route and a 1.3 km connector toward the Okanagan Rail Trail (Castanet). The resort now describes the connected network as 75+ km. In May 2026 the bike hub, with rentals and a pump track, moved to Ellison Landing.

Below the ridge, Ellison Provincial Park covers 220 hectares on Okanagan Lake, with three swimming areas, 6+ km of trails, year-round camping and Western Canada's only freshwater dive park. Woodside at Ellison Landing borders it. By car it's a 40-minute loop through Okanagan Landing; on foot or bike from the resort it's much closer.

Coming soon: the $100M Okanagan Gondola off Bailey Road above Kalamalka Lake, a few minutes' drive away. The 1.1 km gondola is scheduled for spring 2027, with a mountain coaster, zipline and playground planned for summer 2028 (Castanet).

Golf, racquets and the club life

Two 18-hole courses, the Predator and the Ridge, both in SCOREGolf's list of Canada's best public courses. Golf is optional: the Homeowner Golf Membership costs $55,000 to join plus annual dues (see ownership costs). For course details and golf-home advice, Sean's golf site has the full story.

The Commons Racquet Club has four tennis and four pickleball courts under a bubble, so you can play year-round. Resident rates are $70.60 a month single or $118 a month for a couple, plus tax, on an annual commitment; public rates are $90.70 and $158.80 (resort tennis memberships).

Dining and groceries

RANGE Restaurant is the social hub, with Prime Rib Sundays, Wine Down Mondays and, as of the May 2026 newsletter, breakfast daily from 7 a.m. Pallino's does wood-fired pizza, and the Commonage Market covers coffee, basics and prepared food. For a full grocery shop or a pharmacy, you're driving into Vernon (about 20 minutes). Sparkling Hill's restaurants are six minutes away.

Getting around, pets and the social calendar

Inside the resort, plenty of owners get around by golf cart: Vista has golf-cart parking and Havencrest has a cart path to Sparkling Hill. The resort's map also marks a dog park, and the trail network makes this a good place for a dog that likes long walks (check strata bylaws for pet limits before buying a condo or townhome). Socially, the resort describes more than 1,000 events a year, from trail runs to wine nights at RANGE, and the fitness centre and racquet club are where most newcomers meet their neighbours.

Schools

Predator Ridge is in School District No. 22 (Vernon). There are no schools at the resort. Nearby elementary schools include Okanagan Landing Elementary and Mission Hill Elementary, and the secondary schools include Vernon Secondary and W.L. Seaton. The district's online tools don't state the Predator catchment outright, so confirm it for a specific address with the SD22 school locator or by emailing transportation@sd22.bc.ca before you buy.

Healthcare

  • Vernon Jubilee Hospital: about 17 km, 21 minutes
  • Kelowna General Hospital: about 46 km, 51 minutes
  • On site: Elite Physio. The resort's 2022 village-centre plan included future medical services.

If being close to a hospital is a priority, compare Predator with neighbourhoods closer to Vernon Jubilee; Sean can show you both.

Seasons

Vernon's climate normals (1981 to 2010, Environment Canada via Wikipedia) give a good baseline: a July mean high of 26.0°C, a January mean low of -5.4°C, about 425 mm of precipitation and 93 cm of snow a year, and roughly 2,000 hours of sunshine. The ridge sits higher than downtown, so it may see a little more snow.

Commuting

Downtown Vernon is about 22 minutes, Kelowna's airport 32 to 36 minutes and downtown Kelowna about 50 (full drive-time table). Plenty of residents work remotely or split time between Predator and a city home, which brings up the tax and rental questions covered in full-time vs seasonal living.
