The fee structure in plain English

Predator Ridge costs are layered. Some apply to every home, some depend on the building, and some are lifestyle choices:

The PRCLA fee is the one most out-of-town buyers miss, and it's also the one that buys you the most: fitness centre with lap pool, trails, programming and events. The golf membership is the big optional line. At $55,000 up front plus roughly $11,900 a year for a couple once GST is added, it's a real part of the budget for golfers, and it stays with the property, so it can matter when you sell.

To show how the layers add up, here are three hypothetical owners. These leave out the mortgage, property tax, insurance and utilities, which depend on your situation, and they use the ~$95 community fee estimate. Strata figures are illustrative placeholders, not quotes for any real building.

The point isn't the exact figures; it's that two homes at the same price can differ by several hundred dollars a month once memberships and building type are counted. For golfers, the membership over ten years (initiation plus a couple's dues with GST) comes to roughly $174,000 before any dues increases. That's why it's worth knowing whether a resale home already carries a transferable membership.

Costs people forget

  • Special levies. Older stratas may need roofs, roads or retaining walls. The depreciation report and minutes will tell you what's coming.
  • Snow clearing and house-watch for detached homes if you're away in winter.
  • Golf cart. Plenty of owners use one to get around; Vista even has golf-cart parking.
  • Rental-program fees. If your unit is in a resort program, management fees come off the gross before you see income.
  • Property tax increases. Vernon's 2026 residential increase was 9.33%. Don't assume the seller's last bill is next year's.
